Maybe it's me. I've never understood the appeal of investing in industrial REITs. Basically, they are building shells with concrete floors, and anyone can build one. Usually where they are located the land is very cheap. I know Prologis has done great in this space, but I just don't get it. The barriers to entry in this REIT subsector are extremely low.
