(MPW) Modeling More Bearish Scenario – Cost of Capital, Operator Pressures Up We see a high degree of uncertainty and are therefore conservatively taking an arguably pessimistic view on items, such as rent reductions, new investments, cost of capital, de- levering activity, and a potential dividend cut. MPW may appear cheap at only 4.6x 2023E FFO and an 8.3% implied cap rate, but we are modeling earnings declines over the next few years (we think consensus estimates are too high) and an eventual 31% dividend reduction. We are significantly lowering our 12-month price target, assuming continued low multiples & high cap rates, and maintaining our Hold rating on the stock. Price Target $8.00 ↓ from $14.00 |
