Haven't looked at APTS in a long time, but it was a mix of different of properties types with no focus or apparent strategy. Combined with high leverage, can have high but less stable dividend. If things recover better than expected, this has more upside, but at the expense of greater downside risk. I prefer focused management that does one thing well. IRT strong focus in regional markets I want to be in. They are in one real estate category-low rise apartments which they know well. There is a reason the stock has done well. I am not adding at these prices, but holding is preferable to going off in random directions. Was interested in Manufactured housing communities, but annoyed that key players suddenly decided that boat marinas were a good direction to go in. Completely different market with different marketing, different target audience and different operating skills. It could work but it is not the same business and does not warrant the same metrics(P/E, yield etc.) as the old business.
