Yes, I agree with you, The retailers that adjust their model correctly will survive and do well. They will though be competing in an arena with at least 2 giant competitors (E-Bay and Amazon) and many smaller competitors as well which means that they will not all survive. The other thing that I see for sure is that there will be to much developed real estate with a lot of it in the wrong location for the new model going forward (warehousing and smaller brick and mortar presence if any). As such, I view retail and associated REITS as a dangerous place for an investor to be in going forward.
