DReam Reit opperationaly cash flow , rents etc is doing just fine. Yet the unit price is lagging big time. Relative to the whole REIT market, with the yeild and quality of portfolio , whould be much higher in price. So as the largest owner. Of units, what is one to do? Simce there is alimit to new deals they can find? The so called incentive payments are limited regardless. The CFO is gone , this could mean trouble in the ships main deck. " for sale" is what I read into the recent re- org. michael Cooper put a lot if his own $$ into the spin off of Dream industrial and the last unit offering. Since then units have been down consideably. So... The new incentive relates to unit value, imagine the fees back to DReam if the REIt was taken out. Cooper gets a nice retirment bonus on the unit uptick ( capital gains are taxed less than the income from fees etc). REIT world has been quiet the last 12 months since investors left in droves. Now as I mentioned well over a year ago. I am surprised that DREam office has not been taken out by a larger REIT , or pension plan. 8 % is an amazing yeild in this market, Now with the mangement contract minimized, watch for a take over. Michael Cooper IMHO is looking to take his $$ and relax. |
